Today I am going to show you the journey.
I was first exposed to the RV Park business model when I was working with my Dad.
He owned a 20 space RV park in Bolivar TX.
The interesting part was he did nothing, his partner managed it and their secretary took calls.
He was pocketing around $2,500 to $3,500 each month.
Again he was doing nothing…
I asked to see his income statement and I was shocked…
For very little management, he and his partner had a true "mailbox money" system.
All they had to do was make sure all the bills were paid, and the money came in every month.
Actually this particular park had 90% to 100% occupancy for most of the year… I couldn't believe it!
Come to find out later, he sold the RV park to another developer for over $1 million…
Wow.
Ok so here I was…
Looking at a dude (my Dad) who knew how to build an RV park… how to manage one (passively) and how to sell one…
So I started the hunt.
I looked and looked for RV Parks to buy.
I even pretended like we had unlimited amounts of money… just to look at deals and see how the numbers penciled out.
Well… I learned something very quick…
The best deals are hard to find.
Its because you have to look at the deal for what it WILL be, not what it is now.
This is why cap rates where so low, and the opportunities seemed limited (until I changed my mindset).
Come to find out later, the bank is willing to give you an interest only loan for 12 months (or longer) as a way to partner with real estate developers…
Plus you can create a construction company to pocket some margin in the process of the build….
This means there is multiple ways to cash flow the development…
AND…
Cash flow the construction.
Wow ok this is how Trump got rich.
Development = Equity ownership AND construction value add.
Got it.
So if you get your numbers right, you are sitting on a ton of cash at the end of your construction period…
So we bought our second RV Park... even before finished our first... but more on that later.
The best way to build an RV Park is to find someone who has already built one and ask them tons of questions.
As they answer...
